The historic Watch Factory complex, located along the Charles River in Waltham, Massachusetts, consists of approximately 400,000 square feet of space in 22 interconnected buildings. The multiphase redevelopment project consisted of the rehabilitation and adaptive reuse of the complex as a vibrant mix of office, residential, and retail uses with riverfront amenities. The development features sustainable design initiatives with landscape treatment techniques to manage stormwater discharge into the Charles River and promote local groundwater recharge. Pine & Swallow was responsible for the design and specification of all landscape soils including planting bed and turf areas, pervious pavement areas, stormwater infiltration swales, and rain garden areas. The rain garden design involves three levels of stormwater treatment: suspended sediment removal, nutrient consumption, and heat dissipation and detention.
